HMO Portfolio, EICR + PAT + Fire

The Brief

HMOs carry some of the strictest compliance requirements in the private rental sector, and a portfolio of them multiplies the paperwork. This owner needed more than a one-off EICR: they needed electrical safety, portable appliance testing, emergency lighting and fire alarm testing kept in date across every property, with records they could produce on demand for licensing and insurance.

What We Did

• One rolling compliance schedule: we mapped the portfolio against its renewal dates and set up a single rolling programme so nothing slipped out of date across the properties.
• EICRs to BS 7671: full fixed-wire testing at each property, with conservative coding and clear, plain-English reporting.
• PAT (portable appliance testing): appliances provided within the HMOs tested and labelled, with a register kept per property.
• Emergency lighting and fire alarm testing: the life-safety systems tested to the relevant standards and certified, so the whole compliance picture sat under one contractor.
• One consistent record set: every property documented to the same standard, so the owner had a single, comparable set of certificates rather than a drawer of mismatched paperwork.

The Result

The owner replaced several separate contractors and inconsistent paperwork with one point of contact and one consistent standard across the whole portfolio. Keeping EICR, PAT, emergency lighting and fire alarm testing together means renewals are predictable and the compliance file is always ready for licensing or an insurer.
