60-Bed Hotel EICR

The Brief

A 60-bedroom commercial hotel needed a full Electrical Installation Condition Report across the whole building: guest bedrooms, corridors and public areas, back-of-house, kitchens and the plant rooms. A hotel runs around the clock, so the challenge was never just the testing itself, it was completing a thorough inspection without disrupting guests or trading.

What We Did

• Scoped the whole installation: we walked the site to confirm the distribution boards, sub-mains and the spread of final circuits across guest and back-of-house areas before agreeing a testing plan.
• Phased around occupancy: testing was scheduled so that occupied wings and public areas were worked around, keeping disruption to guests and staff to a minimum.
• Full fixed-wire testing to BS 7671: insulation resistance, earth-loop impedance, RCD operation and polarity measured and recorded across the installation, with observations photographed and located.
• Conservative coding: findings were coded on their merits, with safety issues separated clearly from advisory items so the operator could see exactly what mattered.
• Insurer-ready PDF report: the full EICR, asset register, schedules of results and photographic evidence were delivered as a single professionally presented PDF the operator could file straight into their compliance records.

The Result

The hotel came away with a complete, defensible EICR covering the entire installation and a clear picture of any remedial priorities, all delivered without interrupting the guest experience.
